We loved our stay, the house is truly unique - especially the location by the lake and the views. There was a lot of flies in the evening and morning, so we had to be inside, but the fireplace made it really cosy. We haven’t met Mariam, but we met her father, who was extremely friendly and welcoming. Wish we could’ve stayed longer, maybe next time!

I’ve never met such a hospitality as it was provided by Hasmik. Firstly she was very flexible, we arrived of a group of 11 men in the very morning and we left at 3am in the morning. Hasmik, even if it was such a terrible timing welcomed us and was bidding good bye to us, before we left she provided sandwiches and fruits for a journey. During our stay she served amazing breakfasts and was helping us with planning our journey around Armenia, arranged transport and was taking care if all is fine during the trip. She served us beautiful Armenian style dinner and drank a wine with us. House is equipped fully with whatever you need to have your stay pleasant and even if something is missing it will be arranged by a host. It has beautiful garden with swimming pool and bbq area. It’s really hard to express how grateful and thankful we are that we stayed at your place with you as a host ( even that there were some small issues with loudness of our group. Hasmik - you are a shining star!

Great house with beautiful and spacious rooms! We had an absolutely wonderful stay, and the property exceeded our expectations. The kitchen was a highlight for our family—it was very easy to use and well-equipped with plenty of utensils and essentials, making it perfect for preparing meals together. Sumbat, the house owner’s brother, was an excellent caretaker—attentive, friendly, and always ready to help. Such lovely people made the experience even more special. Thank you, Sumbat, for your hospitality! The location was peaceful and convenient, and the house was comfortable and inviting. A few suggestions for improvement: adding barbecue equipment would be a fantastic addition, and some bathroom pipes and switches could use a bit of upgrading. Overall, it was a delightful stay, and we hope to come back again. Highly recommended.

We had an absolutely wonderful stay at this Airbnb! The view from the property is breathtaking – you can see the surrounding landscape from every angle, which made mornings and evenings so peaceful and serene. The host was incredibly welcoming and made us feel right at home, ensuring we had everything we needed for a comfortable stay. The location is perfect – a short walk to a beautiful old church -Sevanavank Monastery- making it so convenient to explore the area. Whether you’re relaxing on the terrace with a coffee or taking a stroll to nearby sights, this place truly offers the best of both comfort and nature. The house looked exactly as it was described and showed on photos. It is huge, new, with beautiful design and great amenities (big swimming pool with heating, sauna, outdoor kitchen and BBQ place). The area is peaceful and quite with s beautiful view, however it is easy to access it from the center with about 15 minutes ride. We fully enjoyed the stay! The only thing that was not so comfortable is that we came at 15:00 pm but cleaning was actually finished at 16:00 pm. But there were long stay guests before us so they probably needed extra time to clean the whole building. It would be nice to be warned about that though.

Me my family in total 12 people, had absolutely relaxing and comfortable stay and all amenities were provided. The host brother was in constant contact to make sure we had everything we needed. Highly recommend this property.

It was good in general, it had all the cutlery and the necessities. The host was nice and very cooperative. The yard was big and good looking and we were comfortable.

Thanks a lot, we've been at this villa for a family reunion with people coming from 4 different countries. This calm and distant place surrounded with amazing mountains and caves was exactly what we needed to spend maximum time together. Hiking is just great. Lots of cutlery and dishes to cook delicious food to each other. A very nice big pool where kids spent half of the time, lots of recreation space, a huge garden with grapes and kiwi(!) growing there. The host was sooo helpful at any time of the day!

Great place to be if you want a retreat to breathe away from the city life and watch the clear skies at night. I would definitely visit again in the spring or summer to be able to hike the beautiful nature around

Mariam, the co-host, adds great value to this property with her prompt, accurate, and professional communication. If this is your first visit to Armenia and you’re accustomed to European or North American AirBnBs, it’s important to adjust your expectations, as the level of service may differ. However, I would definitely recommend this place based on the level of services typically available in Yerevan. The pool is quite small, roughly 3 by 4 meters, but it's refreshing for a quick dip in cold water during the summer. Be prepared to bring your own essentials, such as shampoo, toilet paper, paper towels, spices and so on. In terms of location, it’s about a 30-minute walk or a 10-minute drive to the heart of Yerevan. The property offers a beautiful city view from its spot on the hill.

Newly built villa units. Super modern, spacious and clean villa. Two stories, bedrooms are upstairs, 1 bathroom upstairs one downstairs both have walk in showers. Everything is brand new. Tv had Netflix, etc. Good wifi, full kitchen with ample glassware. Floor to ceiling windows looking into the courtyard/pool. Thanks again!
