Really enjoyed my stay here! The room was super clean, the patio was a great hangout spot, comfortable chairs and a good vive. Great breakfast spots to walk to. The rooftop pool was definitely a highlight—beautiful, quiet, and perfect for relaxing. If you’re looking for a clean, low-key place to stay in Tulum, this one’s a great choice.

Très bel appartement avec un roof top et une petite piscine. Beaucoup d’espace et une vue sur la forêt et les autres immeubles. Quartier en construction : route non terminée, petits immeubles en construction autour. Décoration moderne avec tout le confort attendu. Merci

A wonderful place! We so enjoyed the spacious apartment, excellent spacious showers, comfortable beds, lovely garden and pool. The caretaker Alejandro was so kind and helpful. He even loaned us containers to pack our lunch out when we went to Tulum! This is a perfect for families who wish to stay a while and cook their own food. Highly recommend!

Minerva has been a wonderful host! Location is convenient and amenities is as listed. The building has a gym and a longer pool as well.

2nd time staying at this apartment! Really peaceful,quiet and private. Now that the road( Calle 29)to apartment is paved makes the location even more convenient. I like that the apartment is close to the beach and downtown Tulum. 100% recommended this place.

Ideal location. The apartment is full of light and private. Right in the middle of Aldea Zama and the building has a convenience store at the bottom.

We enjoyed our stay, we had 10 people it was a mix of teens, adults and 1 child. The house is beautiful, each bedroom was comfortable and had an en-suite bathroom. The first floor provided good space to gather. In the pool there are 2 shallow areas and 1 is usually in the shade and 1 in the sun, this was helpful to have what each individual needed all day. We loved the neighborhood, it is lush with vegetation and lovely sounds of nature. Right outside the gate is an additional development with many great cafes and areas to walk. We really didn’t discover this until the last day. To do over we would’ve utilized this for dinners or breakfasts. The closest cafe was less than a five minute walk. If you have a car this is a great location to get to the beaches or any surrounding area easily. I would easily recommend this home, the pictures accurately represent the property.

We had an amazing stay! The place was spotless, beautifully decorated, and had everything we needed for a comfortable and relaxing time. Our host was incredibly welcoming and helpful throughout. Just a small note: the road leading to the property is a bit tricky, but once you arrive, it’s absolutely worth it. Highly recommend!

Desde el momento en que llegamos, todo fue perfecto: la limpieza impecable, la decoración con mucho estilo y, lo mejor de todo, la alberca privada, ideal para relajarse después de un día explorando la ciudad o la playa. La ubicación es excelente, en una zona tranquila pero con fácil acceso a restaurantes, tiendas y cenotes. Además, el anfitrión fue muy amable y siempre estuvo disponible para cualquier cosa que necesitáramos. Recomendaría este lugar sin pensarlo dos veces a cualquiera que quiera disfrutar de Tulum con total comodidad. ¡Definitivamente volveríamos!

Our stay at Mariana’s Airbnb was truly wonderful. The host was phenomenal — extremely responsive, thoughtful, and went above and beyond with recommendations for restaurants, activities, and local attractions, making our trip even more memorable. The home itself was exactly as described, clean, comfortable, and well located. It’s important to note that while the Airbnb experience was amazing, we did encounter an unfortunate situation with local law enforcement during our stay. We were pulled over and, sadly, extorted for the U.S. dollars we had on us. This had no reflection on the host or the property, but travelers should be aware and exercise caution when carrying cash. Overall, we’re very grateful for Mariana’s hospitality and would absolutely recommend staying here — just wanted to share our full experience for future guests’ awareness.

Celebrated 2 birthdays with 6 couples (12 people) and loved our stay. Every couple had their own room and bathroom who co was perfect. All the pictures were accurate but seeing everything in person was even better. The concierge Orlando was great in helping us plan chef meals, transportation and booking excursions. We had massages arranged at the house and 5 meals cooked. Everything was very smooth and they were so accommodating. The beds were comfortable. And house was fully stocked with anything we needed. It’s about 10 mins from main Tulum beach strip and about 40 mins to Tulum airport. Check-in and checkout was easy and they were flexible with us which we so appreciated as everyone arrived and departed at different times. We did have minor issue with neighbors playing loud music early morning a couple of the days, but no reflection on our hosts. They did handle quickly which was great. Would definitely book again!

We just returned from Tulum and had a great time at the villa. The hosts were helpful and very responsive. The villa is located at a 10 mins drive from the beach which was great. The villa itself is within a compound of a few other villas and was super clean and well stocked. The pools were cleaned daily as well which was great. The only thing to watch out for is that the location is off the main road and you need to take a dirt road for a few hundred meters to get to the villa. This was definitely manageable via car/scooter. There was also a 7/11 next to the villa which was super convenient. Overall, we loved the place and would definitely recommend staying here for anyone visiting Tulum.

Great place to stay in Tulum! Three large rooms with ensuite bathrooms. Close to main restaurants of Tulum centro. Felt safe. I would recommend!

We had a great stay. The property was spacious with lots of enclosed yard space around the pool that was great for our kids, and having the separate guest house was really nice. The location was also great, just one block from great restaurants and shops. Short drive to the beach and cenotes as well.

We chose this property for its vibes, and it delivered. The expectations set by the pictures were fully met. If I were to point out a problem, it would be that the apartment was so good we wanted to stay there all the time rather than go out. Aldea Zama is our favorite area in Tulum, and this has been the best place we’ve stayed at so far.

I had a fantastic stay at Fernando’s place in Tulum. The apartment was fully stocked with everything I needed for an extended stay and is conveniently located in Veleta, about a 10-minute walk or a 2-minute scooter ride from the main area on Calle 7. It felt very safe and secure, and being just far enough from the main road meant no traffic noise at night while still being close to everything. Fernando was incredibly helpful and always quick to respond to any questions I had. As a remote worker, I really appreciated the fast Wi-Fi, desk, and office chairs. I would definitely return!

We had a great stay overall. The bed was very comfy! The rooftop pool was better in person. The blue light in the plunge pool did not come on and we couldn’t figure out how to make it light up, but everything else was lovely. Thank you for having us

Gabriela is an incredible host- far exceeded expectations! The condo was just like the photos and very clean. It’s in a developing neighborhood with some fantastic nearby restaurants within a short walking distance. There is construction on the street which the host mentions in the posting. It can be noisy most days (except Sunday) but we just put our headphones on and still enjoyed the outdoor spaces. One minute away is a small Cenote! And at least 3 others within travel distance on bikes or a scooter. It is about a 20 minute bike ride to the beach. You can walk to downtown Tulum (15 mins?) from the condo, some directions will lead you through some quite impoverished areas to get there. However, Tulum feels extremely safe and welcoming at all times. We loved our visit and our stay! Immerse yourself in the Mexican culture and you will love it too!

Place is amazing!!! just as described and pictures do it no justice, place is awesome , the family had a great time and it was a nice change of pace after staying in Cancun hotel zone for 5 days 100% recommend

This place is very good. Plenty of space, comfy beds, working showers, and all the amenities that you need to spend a comfortable time in Tulum. The best asset is the private rooftop with small pool. The kids have spent the better part of our time there while in Tulum. The only downside is the location. Despite being well located within the new La Valeta neighbourhood, it is pretty far from both Tulum Pueblo and Tulum Beach. We took several taxis to move around because we were travelling with kids. Bikes or motorbikes can be rented directly at the Airbnb.
