Please note before you book: The house upstairs is occupied, and you will hear some noise between the floors. Occupants upstairs are aware of your stay and asked to be mindful of their noise.

This purpose-built guest suite is in the basement of our home which is on a peaceful gully site surrounded by bush. The suite is insulated with double-glazed windows; light and airy; and has it's own level entrance. There is solid concrete between the basement and our residence above, making for a quiet space. We are close to the Waikato University, Hamilton Gardens, Ruakura Inland Port and Waikato Innovation Centre; and an easy drive to the airport, Mystery Creek and Waikato Hospital.

The Studio | Hidden Gully Unit

Nestled within the Queenwood gully this is a private downstairs unit situated below our busy family home. The spacious studio has a unique charm with its contemporary art deco interior design and bold furnishings. The large, north facing sunny bedroom with a sliding door over looks the swimming pool and out towards the expansive tropical gardens and native gully. *Note that the extra portable single bed is in the main living space and is subject to some noise from little feet above.
