We loved our stay here! We traveled with four adults/two couples and the place was perfect. The view was incredible, and everything was in within walking distance- the airport, restaurants, groceries, etc. Pista also helped us with a golf cart rental, which we appreciated. All four of us highly recommend this place if you travel to San Pedro!

We had booked different accommodations elsewhere for later in the week, on the recommendation of a friend. We found Francis’s place last minute, and booked it for our first two nights on Caye Caulker. Francis picked us up at the ferry. The house was a bit further from the main part of town. This actually turned out to be no problem at all (in fact, preferable), due to the use of bicycles available to us. Everything is a very quick bike ride or walk away. The house was clean, modern, spacious, quiet, and well stocked. The surrounding grounds are immaculate. You can tell he takes much pride in his properties. Super comfy bed, cold ac, beach towels, and a fridge stocked with cold local beer upon arrival. In hindsight, we would’ve preferred to stay here, over switching properties later in the week. I wouldn’t hesitate to recommend any of Francis’s properties. 10/10 😊

If we ever decide to come back to visit Belize, this will be our choice to stay. The comfy cabin Is at the very end of the island. It was peaceful and being able to sit out on the dock every morning watching the local fisherman go by and as well as sunsets it’s the perfect place to get away and relax. Very close to town by either bicycle or golf cart. We enjoyed our time very much.

Dora's beachfront spot is just magic! It's our 2nd stay here. Rooms are spotlessly clean, lovely decor, amazing bed and a great place to watch the world go by.Dora and Gustavo are great communicators. we highly recommend staying here We love it here.

As always Ricky & all of his team were always available to assist in anyway. Always, polite, helpful & very professional. As for the property, no complaints at all. A great location, extremely clean, well appointed, maintained to the highest standards, safe & secure. I have stayed here several times previously & this time for 2 months. A fabulous home from home. Looking forward to my next stay.

This was a great little spot for our stay in San Pedro—just as described and perfect for the two of us. Being part of a small community made us feel very safe and at ease throughout our trip. The space was clean, cozy, and had everything we needed. We had a lovely experience and would happily stay again!

We had an absolutely wonderful stay! From the moment we arrived, everything was even better than described. The space was spotless, beautifully decorated, and filled with thoughtful touches that made us feel right at home. The bed was incredibly comfortable, the kitchen was well-stocked with everything we needed, and the peaceful atmosphere made it the perfect retreat. Our host was incredibly kind, responsive, and made sure every detail was taken care of — it’s clear they truly care about creating a great experience for their guests. The location was perfect too: close enough to everything we wanted to explore, but tucked away enough to feel like a true getaway. It was slightly tricky to find because streets don't seem to be marked but as soon as we realized to turn into the narrow alley at the Coco Loco's sign, it was all good. The place is fabulous! The kids loved the 2nd story loft and the two adult couples loved the large, air conditioned bedrooms. But the standout was the kitchen -- it had every appliance you could possibly need and an abundance of everything. Beach towels and other gear was provided. In short, everything was thought of and taken care of. Also having a lock box for the key was great. Since we were a group of 6, that meant that we could split into smaller groups for outings and not have to worry about who had the key. We would 100% stay here again!

We loved our stay at Chefy's place! It was a perfect, central location to house us all and be able to explore all of Ambergris Caye.

I cannot recommend Tina's home highly enough. From booking to checkout, the process was easy and seamless. The home is gorgeous and has everything you need and more. The view cannot be beat. The pool was refreshing after a day out snorkeling or into town or to Caye Caulker. Eva, the house manager, virtually acts as a personal concierge - seeing to everything you could possibly need at the house, tons of contacts for snorkeling, fishing, massages (at the dock) and restaurants. She met us as we docked and was available throughout our stay to ensure a wonderful visit to Belize. As noted in the description, the house is a 25-minute golf cart ride on, at times, an unpaved dirt road. It can be bumpy but overall it's definitely worth it. The beds were comfy, the A/C was a dream, and we cooked a few meals there and found everything we needed. We hated to leave but are grateful for the hospitality and beautiful place to visit. If you're considering a San Pedro visit, this is the place!

Gary’s property manager was so helpful! He arranged to get us from the water taxi and brought us our lovely golf cart and everything else we needed during our stay.

We had a problem with our sliding door locking. M&B went above and beyond to fix the situation- offered to move us- they were able to come out the next morning and fix the door!

The Tiki House is great! I stayed there with my husband and parents and we all loved it. Located on the quieter end of the island, it has a fantastic view of the bay. We enjoyed watching the sun set from the rooftop palapa, swam in the pool, and kayaked right off the property. It was walkable to lots of restaurants and bars, and Lili's daughter Nina gave us lots of recommendations and was very responsive to our questions during the stay. I would definitely stay here again.

Carolyn’s place was perfect for our stay! There were 6 adults and we were all very comfortable!! Carolyn was a very responsive and accommodating host! She was so helpful with any questions or needs we had. There is a restaurant, cafe and convenience stores close by!! Our whole group was very pleased! Highly recommend staying here if you’re in Belize City!

This little house is among the top places I have ever rented. It’s the perfect size for 2 people, especially since we both had remote work we needed to do. The view from the bedroom and balcony was a balm to the soul. Having my morning tea or coffee in the morning on the balcony while watching the neighbors bike to work or take a jog with the birds foraging for breakfast is something I wish I could do every day. It’s so peaceful at this end of the island, yet very easy to walk into town. There is a little restaurant just steps away, behind the airport, too, where we got a very good meal. If I come back to Caye Caulker I would stay here without another thought.

This house is amazing! The location allows almost a 360 view (with the ocean on both sides of the island visible). The house is right next to the Split which is the hub of activity for visitors. Since the house is owned by the Sea Dreams Hotel, we were able to use their restaurant/bar and dock. Everyone was friendly and helpful in arranging taxis and setting us up with snorkeling and fishing excursions (with the snorkeling dropping us off at our dock and the fishing starting/ending there.... so steps from the house). The house was beautiful, homey and comfortable. I will definitely try and stay here again on my next visit to Caye Caulker.

We stayed here for a few days on a visit to Belize with our young family. We received proactive messages from the host and helped us arrange and hold card and help from the airport to the island, handling all the luggage. The stay was fantastic and the staff couldn’t do enough to help make our stay enjoyable. We don’t always revisit the same places twice, but we both agreed we would absolutely stay here again if we visit this island. Book this place, you won’t regret it.

Wow Wow WOW!!! Kathy and her team were AMAZING!!! We had a last minute trip change and they were able to accommodate us. The condo is perfect--it even had a separate work station. The pool was very inviting and what a VIEW!! They were able to turn a rocky start to our vacation into one of absolute joy and perfection. Thank you --we will be back!

Front door lock would sometimes lock when door knob is turned or the door was shut. Told Office about issue. They seemed to know about the problem.

Just what we were looking for: a lovely place right on the beach and in the middle of the San Pedro action. We loved sitting on the patio just relaxing and people watching: beach walkers, swimmers, restaurant patrons, people on snorkel and dive excursions. A minute away from the Caribbean Sprinter. We got to know the town well; we could easily walk to get provisions/groveries, and try a number of restaurants. Sargassum is a problem; the town spent a lot of time raking it up and removing it. We were still able to swim, and it's fun to do the inner tubes at Palapa Bar. Our place was very clean and cooking facilities were adequate. We thoroughly enjoyed being immersed in Belizean culture and beach life, and were sad to leave.

We stayed over Xmas 2025. The location was great. Just north of the bridge. The staff was great - super helpful. It was nice having a restaurant on premise. It had the nicest beach in that area - it was raked daily - and there were chairs available right on the beach. We would stay there again.

Despite the curb appeal…the space was gorgeous and clean and the private rooftop space is top notch! The safe for valuables was important for us, didn’t use any of the kitchen items besides glasses/ mugs…but appeared to have items for cooking. There are plenty of restaurants within walking distance and live music on Sundays at Saltys directly in front. I would visit this beautiful place again! Schezhana is a very responsive host and helpful, front staff at the property are very kind and helpful as well

I would highly recommend you stay here not only because it is in a great location and offers you the option of a private pool, but our hostess was amazing! She responded to all questions immediately. For example, the coffee pot quit working and by that afternoon a new one had been dropped off. We were also shocked and delighted that the housekeeper came in mid week to refresh our towels and she even made our beds. I will definitely stay here again!

Couldn’t have asked for a better location and view. Walkable to great restaurants and bars. Water shuttle and water excursions were all close by. We rented a golf cart but only used it twice to get to secret beach (which there is a paid boat shuttle available) . Next door to a great restaurant especially breakfast. Would highly recommend!
